My partner, Dean Decent, and I represented the buyers on this property. It had been for sale in 2007 as the market was contracting and did not sell. It came back on the market in the fall of 2011 as a short-sale and was listed at $574,000. Our clients were the successful bidders at $590,000. The short sale process in this case lasted approximately 5 months. It closed at the end of April as the market was turning the corner and buyers began flooding the market. So our clients dodged a bullet in a sense.
The buyers were looking for a property in the Franklin Hills area specifically. They had been renters in the area and did not want to live anywhere else. They also preferred to be in a neighborhood that was walkable – which this property was (Walk Score of 82) and just blocks from the Hyperion Avenue shopping district (i.e., Trader Joes). This was a terrific house that needed only a bit of updating and landscaping– 3 bedrooms/1.5 bathrooms, approximately 1500 sf, on a 4700 sf street-to-street lot—a great value for the area.

I represented the seller on this beautiful Mediterranean 2BR, 2.5BA townhome in the sought-after San Pascual community. Gated and immaculately maintained complex within a resort-like setting that includes lush landscaping, pool and amenities. Close to Garfield Pk, shopping and freeway access. A dramatic black granite entry steps down into an open plan living and dining rooms featuring sumptuous hickory floors, soaring cathedral ceilings, clerestory windows and FP. Access to a spacious private entertainer’s patio creates a great indoor-outdoor flow. Kitchen has oak cabinets, black granite flooring and stainless appliances–including wine frig. Top floor contains a very large master suite with vaulted ceilings, balcony and generous walk-in cedar closet. Second floor has a 2nd bedroom suite and open loft area with built-in home office. Powder room and direct garage access with abundant built-in storage on entry level.
I represented the buyer in this transaction. I’m a Pasadena girl at heart, and I think Orange Grove Boulevard is so classy and wonderful. Here’s the listing information: This 1507 sq foot first floor condominium is located in the Orange Grove, a classic garden style complex next to Tournament House, headquarters for the Rose Parade. Since there is only one common wall, the unit has windows on 3 sides. The open floor plan allows a nice flow through the main rooms. The living room is centered on the large fireplace and is adjacent to the glass enclosed patio, enhancing the feeling of spaciousness melding the outdoors with the indoors. The owner’s suite is spacious with a three-quarter bath. The second bedroom is large and next to the full hall bathroom. Additional features include: plantation shutters, parquet flooring and plenty of wall space for your art. At the rear of the complex are the pool, large sundeck, bar-b-que area and restrooms with showers. There is one parking space in a two car shared garage behind the unit along with ample guest parking. HOA fees: $541 (includes utilities).
I represented the seller on this property which was a Probate that required court confirmation. Los Feliz is such a wonderful neighborhood. It’s central to the city, close to Griffith Park and has a terrific shopping/restaurant district on both Vermont and Hillhurst Streets. This condo is a 1 bedroom and 1 bathroom unit that’s had some updating recently. It’s just under 1000 square feet and feels very spacious because it’s floor plan is so open and well laid out.
I had the listing on this two-story 2BR/2BA Silver Lake Craftsman with hillside views on popular street north of Sunset. The owner, a chef, had food and entertaining on his mind when he opened up the floor plan some years ago. While there is still a separate dining room, he created a large eat-in cook’s kitchen that opens onto a private grassy yard with patio and decking. The living room area includes a den/office space with adjacent bath and walk-in closet as well as yard access. 2BR+3/4BA upstairs. Wood floors and tile throughout. Detached 2-car garage.

I really love this home. It’s proximity to the freeway is deceiving since there is little, if any, freeway noise at the property. (I think because the road is so far above the property, perhaps?) In any case, the scale of the rooms and the well thought out floor plan in this home are really terrific. It also has a a large living room with panoramic views and fireplace, hardwood floors throughout, crown moldings, coved ceilings, formal dining, a sunny breakfast room as well as many other wonderful original features. Perched high up on a knoll it has the most spectacular Stone Pine in the yard as well as other mature trees that give this property a peaceful and idyllic feel.

We represented the buyers on this cosmetic fixer property in the Silver Lake area. Our clients were looking for a home with more space and they wanted to live in the highly rated Ivanhoe School district. This charming 1920′s Spanish-stylesits back from the street, secluded in a peaceful garden setting. The house had loads of original features including arched doorways, hardwood floors and moldings, a huge picture window that overlooks the wonderful park-like garden. The home had not been updated other than some newer cabinets in the kitchen and several minor upgrades. The original floor-plan was outdated. Our clients had a distinct vision of what the property could be and once they purchased the it they removed some walls and created a very modern open-concept floor plan. The buyers realized that they would need another bedroom at some point, and determined that the superior location as well as the wonderful lot would lend itself to a small addition and planned that for the future. Once they complete the addition in a few years they will have an amazing house in a great location and school district.
