My partner, Dean Decent, and I represented the buyers on this property. It had been for sale in 2007 as the market was contracting and did not sell. It came back on the market in the fall of 2011 as a short-sale and was listed at $574,000. Our clients were the successful bidders at $590,000. The short sale process in this case lasted approximately 5 months. It closed at the end of April as the market was turning the corner and buyers began flooding the market. So our clients dodged a bullet in a sense.
The buyers were looking for a property in the Franklin Hills area specifically. They had been renters in the area and did not want to live anywhere else. They also preferred to be in a neighborhood that was walkable – which this property was (Walk Score of 82) and just blocks from the Hyperion Avenue shopping district (i.e., Trader Joes). This was a terrific house that needed only a bit of updating and landscaping– 3 bedrooms/1.5 bathrooms, approximately 1500 sf, on a 4700 sf street-to-street lot—a great value for the area.
